| "The Pointe" was built on the sacred campgrounds of the
Delaware Indians. The grounds later served as "The Place of Peace" where warring
Indian tribes from NY, NJ and PA would meet for peace talks. The historic property on this
site was the 19th century Delaware House a luxury resort hotel at the exact confluence of
the Delaware and the Lackawaxen Rivers. |

| The present structure was built as the nunnery for St. Vincent's Camp, a
40-acre summer camp operated by the NYC Archdiocese. The present studio served as the
activity center for the children. |

| The current owners are a husband-wife team of remarkable talent. He
is an international art dealer, and she is a noted NYC interior designer. Their vision
produced a stunning space to showcase their art and antique collections both of which are
included in the sale. The fine art, antiques and furniture represent a lifetime of
collecting by the owners. The art ranges from a 16th-century old master painting to
contemporary art. The antiques include an 1836 Biedermeier sofa, an exceptional 1930s
billiard table and an important stained glass window. |

| All walls, electrical and plumbing are new. The new HVAC is divided into
four zones for economy of heating and air conditioning. New windows, doors and trim have
been added to match the original character of the architecture (Bauhaus Modern,
emphasizing symmetry and balance). In summary, the art dealer/interior designer couple
